CHAPTER 01 — INSPECTION
We walk every inch before we quote a dollar.
A proper roof inspection takes forty-five minutes and a ladder, not a drone flyover and a form letter. We check the deck for soft spots, lift shingle tabs to look at the underlayment, photograph every pipe boot and valley, and get into the attic to read the deck from underneath — water stains tell the truth the shingles hide. You keep all the photos, whether you hire us or not. About a third of the roofs we look at in the Austin metro do not need replacing yet, and we would rather earn your trust with that news than your money with a scare story.
After hail season — roughly March through May in Central Texas — we run a specific storm protocol: a damage map with close-ups of bruised shingles, cracked tabs, dented vents and gutters, and collateral hits on screens and AC fins. If you file a claim, that map becomes the basis of the conversation with your adjuster, and we are on the roof when they are. If the hail missed you, we say so plainly and put the ladder away.

Heat is the slow killer here.
Austin roofs rarely die of old age alone. Summer attic temperatures cook underlayment, dry out neoprene pipe boots years early, and curl shingle edges on south-facing slopes. Then a Hill Country thunderstorm finds every tired flashing at once. We spec for this: ice-and-water shield in valleys, algae-resistant granules on shaded north slopes, ridge vents sized to the attic volume. A roof here fails from heat and water. We build against both.

Tear-off crews, install crews, and cleanup crews are the same crew. The foreman who walks your roof on day one is on it on the last day. When something needs a judgment call mid-job — a soft sheet of decking, a flashing detail the plans didn't anticipate — the person making the call is the person who will stand behind it.
days is what most single-family replacements take: strip to the deck in the morning, dried-in by afternoon, shingles and ridge vent the next day, two magnet sweeps of the yard before we leave. Larger or steeper roofs run to three days. You get a fixed price in writing before we start — the number does not move unless the decking surprises us, and decking rates are agreed up front too.
CHAPTER 02 — MATERIALS
Four skins. One honest recommendation.
Architectural asphalt shingles are the right answer for most Austin homes — 30-year class, algae-resistant granules, and Class 4 impact ratings available if hail keeps you up at night. Standing-seam metal earns its premium if you plan to stay for decades: 24- or 26-gauge panels, concealed fasteners, Kynar finish, and it throws a real share of summer heat off the attic. Concrete or clay tile suits Hill Country stucco beautifully but it is heavy — we verify the framing can carry it before we quote, and we will not sell it if it cannot. TPO or modified bitumen goes on low-slope porches and additions, where shingles never belonged. We will tell you which one fits your house and your budget, in that order.
CHAPTER 03 — THE JOB, STEP BY STEP
Inspection & photos
Full walk, attic check, damage map. You keep the photos and the written findings either way.
Line-item scope
Tear-off, underlayment, material, flashing, ventilation, cleanup — each on its own line, fixed price.
Tear-off & dry-in
Strip to the deck, replace soft sheets at the agreed per-sheet rate, dried-in the same day.
Install & flash
Underlayment, starter, field shingles, all new flashing, ridge vent sized to the attic.
Cleanup & walkthrough
Tarped landscaping, two magnet sweeps, and you walk the finished roof with us before the final invoice.
