1. You describe it. Where the water is, what changed, a photo if you can. We ask questions and give an honest read on whether it can wait.
2. We diagnose out loud. On site, we trace the problem and show you what we found — the corroded fitting, the camera footage, the cracked flapper.
3. Price in writing. One number, agreed before the wrench comes out. It does not change because the job got awkward.
4. We fix it and clean up. Shoe covers on, drop cloths down, and the work area left cleaner than we found it. We walk you through what was done and what to watch for.

Can it wait until morning? If you can stop the water at a fixture shut-off or the main valve, it can usually wait. If water is still moving where it should not be, call now — nights and weekends included.
Should I buy the fixture first? Either way works. We install customer-supplied faucets, toilets, and disposals, or we can source them. If you are buying, send us the model first — some bargain fixtures cost more in adapters than they save on the shelf.
Do you warranty the work? Warranty terms shown here are examples — real warranty terms would be confirmed in writing before work begins. Manufacturer parts carry their own warranties, and we hand you the paperwork. No fine print, no "normal wear" escape hatch on workmanship.
