The AC that limped through August.

A fourteen-year-old condenser, two capacitor replacements in three summers, power bills climbing every July. We ran the numbers with the homeowner: repair history, energy use, and the monthly cost of a right-sized replacement against nursing it along one more season. Replacement won on math, not on salesmanship. One- to two-day install, permits and haul-away handled, airflow and refrigerant charge verified at commissioning. The house has been quiet since.

Sediment sounds like popcorn at the bottom of a tank — Houston's hard water guarantees it. This one had never been flushed in nine years. We drained it, cleared the sediment, checked the anode rod and safety valve, and gave an honest remaining-life read: two to three years, then plan the replacement on your schedule instead of at 6AM on a Monday. The flush took about an hour.
