Find it before you open the wall

Most leaks we get called for are invisible: a warm spot on the tile, a water bill that doubled, paint bubbling at the baseboard. We start with questions — when did you notice it, does the meter spin with everything off — then we listen. Acoustic equipment picks up pressurized water escaping behind drywall and under slab, and a pressure test on isolated sections narrows it to a run of pipe.

You see the reading before we cut anything. One opening, one repair, not exploratory demolition. Slab leaks get located to within a couple of feet so the concrete cut stays small.

02 / 06 — Drain cleaning

Clear it. Prove it. Explain it.

Kitchen sinks, bathroom drains, laundry lines, commercial floor drains. We ask what's been going down — grease, hair, wipes — then test which fixtures back up and how fast, so we know whether it's a local clog or a main-line problem before the cable comes out.

Clearing is mechanical: auger or cable sized to the pipe, never a bottle of chemicals as the plan. Then we run every connected fixture at full blast and time the drain. If the pipe itself is bellied or broken, we say so plainly instead of selling you a fourth clearing.

Standard tank and tankless. No hot water has a short suspect list and we work it cheapest-first: breaker or pilot, thermostat, heating elements (a multimeter answers that in minutes), then sediment — Miami water leaves scale, and a rumbling tank usually needs a flush, not a funeral.

Tankless units mostly need descaling and flow-sensor attention, not replacement. We only talk new unit when the tank itself is rusted through or the heat exchanger is done — and then we show you why.

A toilet that runs all night is usually a five-dollar flapper or a tired fill valve — annoying, wasteful, and quick to fix. Base leaks mean the wax ring failed; weak flushing means the rim jets are scaled or the tank isn't delivering its full volume.

We rebuild rather than replace when the porcelain is sound: valve, flapper, ring, supply line. Every toilet job gets dye-tested before we leave so you can watch the leak not happen.

Corroded galvanized, pinhole leaks in old copper, cracked PVC under a sink — Miami's hard water and humid crawlspaces eat pipe from the outside in. We cut out the failed section and rebuild it with proper supports and shutoffs you can actually reach next time.

Burst-pipe emergencies get stabilized first: water stopped, area dried as far as we can, then the permanent repair. We show you the section that came out so the recommendation makes sense.
