CHAPTER 01 — THE HEAT
The sun does most
of the damage.
Long before the monsoon ever arrives, the Arizona sun is already working on your roof. Ultraviolet radiation breaks down asphalt binders, dries out sealants, and pushes deck temperatures past 160 degrees on a July afternoon. Cheap materials do not fail in year twenty here. They fail in year eight.
That is why we start every conversation with materials, not price. A roof in Scottsdale needs UV-stable underlayment, heat-rated shingles or properly installed tile, and ventilation that actually moves air through the attic. Skip any of that and you are buying the same roof twice.
Tile is the desert's native roofing — clay and concrete shrug off UV that destroys lesser materials, and a tile roof with fresh underlayment can protect a home for 30 to 50 years. But tile is only as good as the crew that sets it. Broken tiles, slipped courses, and tired felt are the three things we fix most, and all three are installation problems, not material problems.
Our crews re-bed ridge tiles, replace underlayment beneath your existing tiles, and re-fasten fields for monsoon wind ratings. It is unglamorous work. It is also the difference between a roof that ages gracefully and one that leaks at the first storm.
CHAPTER 02 — THE STORM
Then the sky
fights back.
Monsoon season runs roughly June through September, and it does not negotiate. Microbursts peel back shingle tabs, drive rain sideways under flashing, and find every weak seam the summer heat already opened. The calls we get in July are almost never about new problems — they are about old ones the storm finally exposed.
Our storm response starts with emergency tarping to stop the bleeding, then a full documented inspection: photos, measurements, and a written scope you can hand directly to your insurance adjuster. We meet adjusters on site and make sure the approved scope covers what the storm actually did — not a lowball version of it.
After the emergency comes the repair, and here is where honesty matters most. Some storm damage is a $600 flashing fix. Some is a roof that was already at the end of its life and the storm just wrote the obituary. We will tell you which one you have, with photos to prove it, before you spend anything.
Most repairs land the same week you call. Full replacements run 1–3 days for the average Valley home, permits handled by us, job site left cleaner than we found it.
CHAPTER 03 — THE CRAFT
Done right,
once.
Tip Top Roofing Service is a licensed Arizona contractor. Every project gets a written estimate detailed enough to compare line by line, a written satisfaction guarantee, and up to a 30-year material warranty on new installations.
We serve Scottsdale and the full Phoenix metro: Phoenix, Tempe, Mesa, Fountain Hills, Chandler, Glendale, Peoria, and Paradise Valley. Same-day estimates are available, inspections are free and carry no obligation, and 0% financing is available on qualifying installations.
Commercial work gets the same treatment. Flat and foam roofs in the desert live or die by drainage design and coating maintenance — we repair blisters and seams, correct ponding, and apply reflective coatings that cut surface temperatures and stop the daily expansion cycle that cracks membranes. HOAs and property managers get maintenance plans with documented condition reports.
No pressure, no mystery line items, no disappearing after the check clears. Just a roof built for the place it lives.
What we do, plainly.
Leaks, lifted tiles, cracked shingles, storm damage — diagnosed honestly and fixed the same week.
Full tear-off and install in 1–3 days. Tile, shingle, or metal, permitted and warranted.
No-obligation walkover with photos and a written report. Repair, replace, or nothing — we will say which.
Flat, foam, and tile systems for offices, retail, and HOAs, with maintenance plans.
Lift and re-lay, ridge re-bedding, and reflective coatings that extend roof life without tear-off.
