Sullivan’s Landscaping & Lawn Service

A quieter kind of landscaping company.

We design, build, and maintain outdoor spaces across Austin, Texas — and we’ve done it the same careful way since 2011. One crew from the first walk-through to the weekly mow. No hand-offs, no hard sell, no yard that looks tired by August.

Owner Ryan Sullivan still walks most properties himself. That visit — sun, soil, drainage, and an honest conversation about budget — is where every project here begins.

Notes from the field

A year in an Austin yard, the way we plan around it. If any of this sounds like your property, that’s the visit we should have.

Spring

Planting & new lawns

The best window for sod, seed, and new beds. Soil is workable, rain is (usually) cooperative, and roots get months to establish before summer. Aeration and top dressing now set up the whole year.

Summer

Water wisely

Irrigation earns its keep. We tune zones for heat, check for leaks that spike water bills, and keep mowing heights a touch higher so turf shades its own roots. New plantings get watched closely through August.

Autumn

The second planting window

Early fall is the year’s other great moment for new lawns and beds. Fall cleanups clear summer damage, and it’s the right time to fix drainage before winter rains find the low spots.

Winter

Prune, plan, repair

Dormant-season pruning, irrigation repairs without the pressure of a heat wave, and design work for spring projects — so the plan is ready when the ground is.

Everything we do, plainly listed.

01

Landscape design & installation

Drawn for your lot. Custom planting plans, beds, hardscapes, sod, artificial turf, and fabricated steel features — balanced against your architecture, sun exposure, and soil, then installed by our own crew.

02

Irrigation installation & repair

Tune before you replace. New sprinkler systems zoned by plant type; on existing systems we find leaks, swap tired heads, and re-balance coverage — a full replacement only when it’s actually warranted.

03

Landscape maintenance

The design, kept. Mowing, edging, pruning, and seasonal cleanups on a schedule that fits the property — so beds stay clean and the plan keeps reading the way it was drawn.

04

New lawn installation

Soil first, sod second. Aeration, top dressing, and soil prep, then sod (Bermuda, Zoysia, Fescue) or seed in season — with follow-up visits until the lawn is rooted in, typically six to eight weeks.

05

Outdoor lighting

Evenings included. Path lights, uplights, and accent fixtures that make the yard usable after dark and give the house a finished look from the street.

06

Artificial turf

Green, minus the water bill. Site assessment, precision installation, and upkeep programs for low-water lawns that stand up to Texas sun.

Fair questions.

When is the best time to install a new lawn in Austin?

Spring and early autumn. Moderate temperatures and adequate moisture give sod and seed the strongest start before summer heat or winter cold.

How long does new sod take to establish?

Two to three weeks to root, six to eight weeks to fully establish. Consistent watering through that window is critical — we set the schedule and check back.

Do I need aeration before a new lawn?

Yes, we recommend it. Aeration loosens compacted soil and improves drainage so new roots penetrate deeper. We also aerate existing lawns once or twice a year.

How do estimates work?

Walk-through first, numbers second. We visit the property, talk through options at different price points, and send a written estimate before anything is scheduled.

Do you work on commercial properties?

Yes — residential and commercial, from single homes to multi-property maintenance accounts around Austin.

Start with a walk-through.

Call and talk to someone who has been in Austin yards since 2011. We’ll visit, listen, and put together a plan at a price point that fits — in writing, before any work is scheduled.

No forms to fill, no call-center queue. Just the crew that will actually be in your yard.
