How we work — four steps, no surprises
A real person walks your property and listens first — how you use the space, what bugs you about it, what the budget needs to be. Owner Ryan Sullivan has run this first visit the same careful way since 2011.
The vision becomes a plan: plantings, materials, irrigation zones, and lighting laid out against your architecture and your soil. Options are presented at different price points, in writing.
Our own crew does the work — soil prep, aeration, planting, stone, sod or turf, irrigation, and lighting. One team, so the finished yard matches the plan instead of someone else’s interpretation.
New lawns get follow-up visits until roots are in — usually six to eight weeks. After that, maintenance programs keep mowing, pruning, and cleanups on schedule.

Water each zone the way it drinks. New sprinkler systems zoned by plant type; on existing systems we tune before we replace — leak repair, head replacement, coverage audits.
The yard stays as drawn. Mowing at the right height for your grass, edging, pruning timed to the species, and spring/fall cleanups — weekly, bi-weekly, or monthly.
Bare dirt to established turf. Aeration, top dressing, soil prep, then sod or seed in season — spring and early autumn — with follow-up care until the lawn roots in.
Usable after dark. Path lights, uplights, and accent fixtures that make evenings outside possible and the house look finished from the street.

Two to three weeks to root, six to eight weeks to fully establish. Watering must stay consistent — we hand you the schedule and check back.
Yes, we recommend it. It loosens compacted soil and improves drainage so new roots can go deep. We aerate existing lawns once or twice a year as well.
