Chapter 01 — Discovery

We start by walking your property, not selling to it.

Owner Ryan Sullivan has been doing this since 2011, and the first visit still works the same way: a real person on your lot, looking at sun, slope, soil, and drainage. We ask how you actually use the yard — kids, dogs, dinner parties, or just a view from the kitchen window. Then we talk through options at different price points and put the numbers in writing. No pressure, no same-day discounts, no mystery line items.

Austin soil is thin, the summers are long, and the water rules are real. Our designs lean on native and adapted plantings, efficient irrigation zones, and drainage that moves water away from the foundation instead of toward it. The plan balances architecture, materials, and function — so the yard looks better in year three than on install day.

And we build what we draw. Plantings, stone, sod, turf, lighting, and fabricated steel features go in with our own crew.

Chapter 02 — Water

Irrigation is where Austin yards live or die.

A sprinkler system should water each zone the way that zone drinks — lawn, beds, and trees all want different things. We install new systems zoned by plant type, and on existing systems we’d rather tune than replace: find the leak, swap the tired heads, re-balance coverage. Efficient irrigation is also the difference between a new planting that survives its first August and one that doesn’t.

New lawns, done in the right season.

Bare dirt becomes turf in a specific order: aerate the compacted ground, top-dress with nutrients to build soil depth, then lay sod or seed — in spring or early autumn, when Central Texas gives roots their best window. Then we stay: follow-up visits check rooting and watering until the lawn is established, usually six to eight weeks.

Consistent watering in those first weeks is the whole game. We hand you a schedule and come back to check it.

Chapter 03 — Care

A sharp yard is a maintained yard.

Installations fade fast without follow-through. Our maintenance programs cover mowing, edging, pruning, and seasonal cleanups on a schedule that fits the property — weekly for high-visibility commercial sites, bi-weekly or monthly for homes. We work from the plan we installed: the right cut height for your grass, pruning timed to the species, beds kept clean so the design keeps reading the way it was drawn.

When is the best time to install a new lawn in Austin?

Spring and early autumn. Those seasons give sod and seed moderate temperatures and enough moisture to root before the extremes arrive.

How long does new sod take to establish?

Two to three weeks to root; six to eight weeks to fully establish. Watering has to stay consistent through that window — we set the schedule and check back.

Do I need aeration before a new lawn?

Yes — we recommend it. Aeration breaks up compacted soil so roots can go deep. We also aerate existing lawns once or twice a year.

How do estimates work?

Walk-through first, numbers second. We visit, listen, lay out options at different price points, and send a written estimate before anything is scheduled.
