Since 2011, Sullivan’s Landscaping & Lawn Service has been designing, building, and maintaining outdoor spaces across Austin, Texas. Owner Ryan Sullivan brings more than a decade of hands-on experience to every project, and the company has grown on one simple habit: show up, look closely, and do the work properly.

We are a one-call shop: the same crew that draws your planting plan can install your irrigation, lay your sod, wire your landscape lighting, and keep coming back to mow it. No hand-offs between strangers, no guessing what the last guy was thinking. When something needs adjusting, you talk to the people who were actually in your yard.

Austin yards are not easy yards. Thin Hill Country soil, long dry stretches, sudden downpours, and water rules that change with the reservoir levels. We design for Central Texas reality — native and adapted plantings, efficient irrigation, drainage that actually drains — so your landscape looks better in year three than it did on install day.

01 — Design & install

Drawn for your lot, not copied from a catalog

Every project starts with a walk-through: sun exposure, drainage lines, soil, how the kids and the dog actually use the yard. The plan balances architecture, materials, and function — native beds that survive August, stone that fits the house, turf where turf makes sense.

We build what we draw. Plantings, hardscapes, sod, artificial turf, and fabricated steel features go in with our own crew, so the finished yard matches the plan instead of a subcontractor’s interpretation of it.

02 — Irrigation

Water where it counts, nowhere else

Austin watering rules are real and so are the fines. We design irrigation around your zones — lawn, beds, trees — so coverage is even and adjustable by season. For existing systems, we find the leaks, replace the tired heads, and re-tune coverage instead of selling you a whole new system you may not need.

Efficient irrigation is also how new plantings survive their first Texas summer. We set schedules to the season and show you how to adjust them.

03 — Maintenance

The yard stays sharp after we leave

A good install fades fast without follow-through. Our maintenance programs cover mowing, edging, pruning, and seasonal cleanups on a schedule that fits the property — weekly for high-visibility commercial sites, bi-weekly or monthly for homes.

We work from the plan we installed: the right cut height for your grass type, pruning timed to the plant, and beds kept clean so the design reads the way it was drawn.

04 — New lawns

From bare dirt to established turf

New lawns fail in the soil, not on the surface. We aerate compacted ground, top-dress with nutrients to build soil depth, then lay sod or seed in season — spring and early autumn for Central Texas. Then we don’t disappear: follow-up visits check rooting and watering until the lawn is established, typically six to eight weeks.

Consistent watering in those first weeks is the whole game. We set you up with a schedule and check back.

When is the best time to install a new lawn in Austin?

Spring and early autumn. Moderate temperatures and adequate moisture in those seasons give sod and seed the best shot at rooting before summer heat or winter cold.

How long does new sod take to establish?

Two to three weeks to root, six to eight weeks to fully establish. Consistent watering during that window is critical — we provide follow-up maintenance and a watering schedule to get it there.

Do I need aeration before a new lawn goes in?

Yes, we recommend it. Aeration loosens compacted soil, improves drainage, and lets new roots penetrate deeper. We aerate one to two times per year on existing lawns too.

How do estimates work?

On-site consultation first, then a written estimate. A real person walks the property, talks through options at different price points, and you get the numbers before any work is scheduled.

Do you take on commercial properties?
