Clay and concrete tile — the South Florida classic. Set with the right underlayment and fastening for hurricane zones, to the Florida Building Code.
Standing-seam metal roofs. Near salt water we spec aluminum panels — coated steel loses its finish warranty within half a mile of the coast.
Architectural (dimensional) shingles for pitched roofs. A straight, practical re-roof where tile or metal isn't required.
TPO membranes, modified bitumen, and reflective coatings for flat decks, porches, and low-slope additions.
Targeted fixes: leaks, slipped tiles, failed flashing, storm damage. Florida's 25% rule decides when a repair has to become a replacement.
Full tear-off and re-roof — permitted and inspected, built to the current Florida Building Code, not patched to the old one.

Salt air eats roofs faster than sun does. Within half a mile of salt water, most coated-steel warranties — including Englert's — don't apply, so we spec aluminum standing seam there. The Florida Building Code (9th edition, Section 1711) also holds fasteners within 3,000 feet of the saltwater coastline to a stricter corrosion standard. We build to it.

If repairs within any 12 months cover more than 25% of a roof section, the whole section must be replaced to the current Florida Building Code. That's the rule in one sentence — which is why we measure and document before quoting. Roofs built under the 2007 code or later are exempt.
They answer three different questions. A 4-point is the insurance snapshot — roof, electrical, plumbing, HVAC. A wind mitigation survey documents hurricane-resistant features that can earn insurance discounts. A roof certification is a licensed roofer's written statement of remaining roof life.
Not for age alone if the roof is under 15 years old. At 15-plus, you get the chance to pay for an inspection — if the roof has 5 or more years of life left, the insurer can't refuse coverage just because of its age.
