Salt air eats roofs faster than sun does. Within half a mile of salt water, most coated-steel warranties — including Englert's — don't apply, so we spec aluminum standing seam there. The Florida Building Code (9th ed., Sec. 1711) also holds fasteners within 3,000 feet of the coastline to a stricter corrosion standard.

If repairs within any 12 months cover more than 25% of a roof section, the whole section must be replaced to the current Florida Building Code. That's the rule in one sentence — which is why we measure and document before quoting. Roofs built under the 2007 code or later are exempt.
Three different questions. A 4-point is the insurance snapshot — roof, electrical, plumbing, HVAC. A wind mitigation survey documents hurricane-resistant features that can earn discounts. A roof certification is a licensed roofer's written statement of remaining roof life.
