Coastal & salt-air

The half-mile rule

Salt air eats roofs faster than sun does. Within half a mile of salt water, most coated-steel warranties — including Englert's — don't apply, so we spec aluminum standing seam there. The Florida Building Code (9th edition, Section 1711) also holds fasteners within 3,000 feet of the saltwater coastline to a stricter corrosion standard. We build to it.

Q1What is Florida's 25% roof rule?

If repairs within any 12 months cover more than 25% of a roof section, the whole section must be replaced to the current Florida Building Code. That's the rule in one sentence. It means a "small repair" can legally become a re-roof once the 25% line is crossed — which is why we measure and document before quoting. Roofs built under the 2007 code or later are exempt.

Q2What's the difference between a 4-point, a wind mitigation, and a roof certification?

They answer three different questions. A 4-point inspection is the insurance snapshot — roof, electrical, plumbing, HVAC. A wind mitigation survey documents hurricane-resistant features that can earn you insurance discounts. A roof certification is a licensed roofer's written statement of how much life your roof has left.

Q3Can my insurer drop me because of my roof's age?

Not for age alone if the roof is under 15 years old. At 15-plus years, you get the chance to pay for an inspection — and if the roof has 5 or more years of life left, the insurer can't refuse coverage just because of its age. A roof certification from a licensed contractor is how you prove it.

Q4What does a new roof cost per square?

Sample ranges for planning purposes only (illustrative, not real rates): architectural shingle $500–$950, flat TPO $600–$1,400, concrete tile $1,000–$1,700, standing-seam metal $1,100–$2,300, clay barrel tile $1,400–$2,500 per square. Formal quotes follow an on-roof inspection.
