The rooftop that died in August.

Salt air eats condensers in South Florida faster than anywhere else, and this building's main unit picked the hottest week of the year. We surveyed after hours, sized the replacement by load calculation — not by the nameplate on the dead unit — and phased the changeout over a weekend so the tenants opened Monday morning to cold air. Commissioning report included airflow, charge and controls verification: documentation the owner handed straight to their insurer.

The buildout with one schedule.

Five trades, one space, a hard opening date. Our design review caught the conflicts on paper — duct run versus cable tray versus sprinkler main — before anyone lifted a tool. Rough-in ran on a single sequenced schedule: mechanical, electrical and plumbing crews in the same morning meeting, shared QC checkpoints before close-up. One punch list at the end. The owner never mediated a single trade dispute, because there were none to mediate.

The building on a plan.

A property manager inherited aging equipment and no records. Our first planned-maintenance visit produced a condition report that read like a medical chart: every unit's age, state, and likely failure window, with a capital plan for the next three years. Two compressors were replaced on schedule instead of at midnight. The emergency line has been quiet since — which is the entire point.
