CHAPTER 02 — MECHANICAL

Rooftops are where Miami tests equipment.

Salt air, hundred-degree heat, hurricane season — South Florida is the hardest climate in the country for HVAC. We design, install and service rooftop units, splits, ventilation and controls for residential and commercial buildings: load calculations first, equipment selected on efficiency and lifecycle cost, commissioning verified by measurement. When a unit dies at the worst moment, phased changeouts keep tenants open while the swap happens.

CHAPTER 03 — THE OTHER FOUR

Plumbing, electrical, roofing, construction.

Water, waste, gas and storm systems — rough-in to finish, permitted and pressure-tested. Service upgrades, distribution, lighting and power, coordinated with mechanical so the trades never fight over the same ceiling. Roofing tied into the mechanical scope: curbs, penetrations and drainage handled by the same crew that sets the rooftop equipment. And general construction to hold the schedule together. Quality control is rigorous because a missed detail becomes someone's emergency.

No finger-pointing between trades.

The expensive part of a buildout is rarely the labor — it is the week the electrician waits on the plumber. With five divisions in-house, coordination is a morning meeting, not a change order. We keep communication open from the first walkthrough to the final punch list, adhere to schedules, and deliver one punch list with one responsible party. Owners get a single invoice trail and a single throat to choke.

CHAPTER 05 — KEEP IT RUNNING

Maintenance is cheaper than emergencies.

Buildings fail on schedule — compressors, contactors, water heaters all have a lifespan. Planned maintenance for HVAC, plumbing and electrical systems turns emergency replacements into budgeted ones, with priority breakdown response when it matters. Our condition reports read like a building's medical chart: current state, what is aging, what to budget next year. Sample from $199/month; final terms quoted per building.
