We are a small Dallas shop doing modern plumbing repair and fixture upgrades — the visible kind and the kind behind the wall. Faucets, shower trim, toilets, water heaters, drains, and the rough-in work for bath and kitchen remodels.

Our rule is simple: explain the problem in one sentence, put the price in writing before any wrench turns, and leave the place cleaner than we found it. If the honest answer is a $12 part you can install yourself, we will tell you that instead of selling you a visit.

Note 01

What a $12 flapper sounds like

A toilet that refills by itself every twenty minutes is almost always the flapper, not the whole toilet. Twelve dollars, ten minutes, no tools beyond your hands. If that does not fix it, then call us — but try the cheap thing first.

Note 02

Your shutoffs have a birthday too

The little valves under your sink seize up after years of never being touched. Twice a year, close and open each one fully. If one will not budge, do not force it — that is a five-minute swap during any other visit.

Caulk is not structural

If your tub surround is held together by caulk alone, the water is already behind it. Re-caulking buys time; finding where it gets in buys years. We would rather re-seat the trim once than re-caulk it every spring.

Tankless is not always the answer

Everyone asks about tankless heaters. They are great for some houses and a headache for others — gas line size, venting path, and your actual hot-water habits decide. We will do the math with you instead of selling the shiny box.

Photograph your water heater label

Model, serial, install date — one photo saves a whole diagnostic visit when something fails at 9pm. Text it to us with the symptom and we can usually tell you the part before we arrive.

Two-handle faucet out, single-lever matte-black set in — new shutoffs and braided supplies behind it, shower trim matched, valve body left alone since it tested fine. Photographed before close-up; caulk wiped clean the same visit.

Kitchen sink and faucet swap

Drop-in sink replaced with an undermount, cabinet cut sealed against future leaks, high-arc faucet with pull-down sprayer. The trap got reconfigured so the disposal side finally drains instead of fighting the dishwasher.

Water heater replacement

Failed tank out; new unit set with expansion tank and drain pan, gas line re-tested, venting brought up to spacing, old tank hauled away. Hot water back the same evening.
