Most properties split this work across three vendors and a group chat. The mower doesn't talk to the plow crew, who has never met the sealcoat team. Things fall between — usually in February, usually expensively. One company holding all four means one calendar, one standard, and one call.
The weekly rhythm: striped mowing with a crisp finish, edging along every walk and curb, hedge and shrub pruning on rotation, mulch and seasonal color beds, irrigation checks and head repairs. Routes are built around your traffic — early mornings for retail, off-hours for offices, event-aware for hospitality.
Denver winters don't negotiate. Plowing for lots and drives at a trigger depth you choose, shoveling for walks, stairs, and entries, de-icing calibrated to temperature. Routes are pre-mapped in October while pavement is visible; equipment is staged before the first forecast. Every event is time-stamped and logged — the paper trail your insurer likes to see.
Cracked, faded asphalt quietly tells visitors the building is sliding. Crack sealing before water gets under the surface, patching where base failure starts, sealcoating on a multi-year cycle, overlays when replacement would be overkill. Night and weekend scheduling keeps your lot usable; every spring brings a photo condition report.
For properties whose bones are tired: beds that never worked, turf fighting the shade, entries that underwhelm. Redesign for low water and lower maintenance — Front Range–appropriate plantings, drip where it pays, grading that actually drains. Priced as a project, maintained as a program.
N°3 — HONEST NUMBERS
Every property prices differently — turf footage, bed count, lot size, snow trigger depth. These are sample starting points, not quotes. The walkthrough is free; the written scope is fixed before any work begins.
STRAIGHT ANSWERS
No — commercial only. Offices, retail, HOAs, industrial, hospitality, campuses. It's how routes stay tight and winter response stays honest: every property on a route gets the same priority.
Per event at a trigger depth you choose, commonly 2". Plowing, shoveling, and de-icing itemized separately in the scope; every event logged and time-stamped. Seasonal flat-rate winter contracts are available for a fixed winter number.
Crews run overnight on trigger. Lots and drives plowed before morning traffic; walks, stairs, and entries cleared and treated. Early-tenant entries sequenced first — mapped in October, not improvised in January.
That's the model. Named crews on fixed routes learn the property — the ponding corner, the scalped bed, the tenant who parks on the valve boxes. Visit forty looks like visit one.
