LOCAL MOTION SERVICES INC.
commercial grounds, kept like clockwork
We are a commercial-only grounds company in the Denver metro. Mowing and pruning in the green months, plowing and de-icing in the white ones, asphalt kept in the "maintained" column all year.
The model is deliberately narrow: a set number of properties per route, named crews who run the same route every visit, and one person to call when something needs attention. Narrow is how the standard stays high — and how winter response stays honest.
No residential drive-bys. No one-off jobs. No vanishing in November, which is when a grounds company is actually tested. If your property needs to read "taken care of" before a single word is spoken, that is the work.
"Good maintenance is invisible. What's visible is the alternative."— HOW WE TALK ABOUT THE WORK, INTERNALLY
01 — SERVICES
Most properties split this work across three vendors and a group chat. The mower doesn't talk to the plow guy, who has never met the sealcoat crew. Things fall between — usually in February, usually expensively. One company holding all four means one calendar, one standard, and one throat to choke, politely.
Striped mowing, crisp edging, hedge and shrub pruning on rotation, mulch and seasonal color, irrigation checks and head repairs. Scheduled around your traffic — early mornings for retail, off-hours for offices.
Trigger-depth plowing, walks and entries shoveled, de-icing calibrated to temperature rather than dumped by the ton. Routes pre-mapped in October; every event time-stamped and logged.
Crack sealing, pothole patching, sealcoating on a multi-year cycle, overlays where the base is sound. Night and weekend scheduling; a photo condition report each spring.
Bed and entry redesign, low-water Front Range plantings, drip retrofits, drainage and grading fixes. For properties whose bones are tired — priced as a project, maintained as a program.
02 — SAMPLE PRICING
Every property prices differently — turf footage, bed count, lot size, snow trigger depth all move the figure. Treat these as sample starting points for a conversation. The walkthrough is free, and the written scope is fixed before any work begins.
Asphalt care programs typically run around $0.28/sq ft (sample): crack sealing and patching as needed, sealcoat on a three-year cycle, striping coordination, night scheduling included.
03 — HOW IT STARTS
With you, or solo with photos. Turf condition, beds, pavement, drainage, snow logistics. Nothing scoped from a satellite view alone.
Plain English: what's included, visit frequency, trigger depths for snow, what costs extra. No "as needed" hand-waving.
Your route locks in — same crew, same day — with the seasonal changeovers already on the calendar.
A named contact who answers. Issues get a photo, a fix date, and a follow-up — not a ticket number.
04 — STRAIGHT ANSWERS
No — commercial only: offices, retail, HOAs, industrial, hospitality, campuses. It's what keeps routes tight and winter response honest.
Per event at a trigger depth you choose, commonly 2". Plowing, shoveling, and de-icing are itemized separately in the scope, and every event comes with a time-stamped log. Seasonal flat-rate winter contracts are available.
Crews run overnight on trigger. Lots and drives are plowed before morning traffic; walks, stairs, and entries are cleared and treated. Early-tenant entries are sequenced first — mapped in October, not improvised in January.
Yes — named crews on fixed routes. The same people learn the property's quirks: the corner that ponds, the bed the last company scalped, the tenant who parks on the valve boxes.
Walkthroughs usually happen within a week of your call; written scope follows within days. If our routes are full we'll tell you straight — including when the next slot opens.
Move slowly here.
FIELD NOTES — DRAG YOUR CURSOR LIKE A MOWER LINE
Forty minutes, a measuring wheel, and opinions. Tell us the address and what's been bothering you about the grounds — the dead corner, the flooding lot, the winter that scared you. We'll leave you with a written scope and a fixed number.
