01 — WHO WE ARE

Grounds are the first handshake

A client decides what kind of company you are before they reach your front door. Striped turf, edged walks, hedges cut square — that is not decoration. It is evidence. Local Motion Services exists to keep commercial ground in Denver looking intentional, week after week, storm after storm, without the property manager having to think about it twice.

HOW WE WORK

Named crews on a fixed route. The same faces, the same mow lines, the same standard — visit 40 looks like visit 1. We photograph recurring issues and flag them before they become invoices from someone else.

WHAT WE DON'T DO

Cracked, faded asphalt quietly tells visitors the building is sliding. We keep pavement in the "maintained" column: crack sealing before water gets under the surface, patching where base failure starts, sealcoating on a multi-year cycle, and overlays when replacement would be overkill. Do you take on residential properties?+

No — commercial only. Offices, retail, HOAs, industrial, hospitality, and campuses. It's how we keep routes tight and winter response honest: every property on a route gets the same priority.

How does snow pricing work?+

Per-event pricing at a trigger depth you choose (commonly 2"). Plowing, shoveling, and de-icing are itemized separately in the scope, and every event comes with a time-stamped log. Seasonal flat-rate snow contracts are available for properties that want a fixed winter number.

What happens when a storm hits at 2 AM?+

Crews run overnight on trigger. Lots and drives are plowed before morning traffic, walks and entries shoveled and treated. If your property has early-opening tenants, we sequence their entries first — that's mapped in October, not improvised in January.

Can you handle irrigation too?+

Yes — startup, winterization, head and valve repairs, and controller tuning are part of the seasonal plans. Full system installs and major retrofits are scoped as separate projects.

Do I get the same crew each visit?+

That's the model. Named crews run fixed routes, so the people on your property know its quirks — the low spot that ponds, the bed the last company kept scalping, the tenant who parks over the valve boxes.

How fast can we start?+

Walkthroughs usually happen within a week of your call. Written scope follows within a few business days. Start dates depend on route capacity — we'll tell you straight if we're full and when the next slot opens.
