Chapter 01 — Heating & Air

Warm in January.
Cool in August.

Six cards, one trade family. Everything below is work our own technicians do — repair, installation, and maintenance, priced up front before we begin. No hidden fees, ever.

01 / 06

Furnace

Gas furnaces do the heavy lifting in a Seattle winter. We repair all makes, install right-sized replacements, and maintain what you own. Annual tune-up: heat exchanger, burners, ignition, gas pressure, blower, safety controls, thermostat calibration, flue, temperature rise, and a carbon monoxide check.

02 / 06

Heat pump

Moves heat instead of making it. Heats in winter, cools in summer. Ask about dual-fuel.

03 / 06

AC

Sized from a load calculation. Serviced by the checklist, not by guesswork.

04 / 06

Mini-split

No ducts? A quiet indoor head per zone, each its own temperature. Good for additions, converted garages, and older Seattle homes that never had ductwork — and for the one room that never matches the rest of the house.

05 / 06

Water heater

Cold shower, rusty water, a tank old enough to vote. Repaired or replaced, then forgotten about.

06 / 06

Ducts + IAQ

Whole-system duct cleaning, vent by vent. Filtration, ventilation, humidity — the three levers of indoor air quality.

Chapter 02 — Electrical · Plumbing · Restoration

Three more trades.
One phone number.

Heating shops that also do electrical, plumbing, and restoration are rare. It means one visit when a job touches two trades — and one company to call back.

07 / 12

Repairs

Our electricians troubleshoot and repair what's already in your walls — safely, to code.

08 / 12

Fixtures

New fixture installations: lighting, fans, and the finishing touches that make a room feel done. We mount it straight, wire it right, and clean up after ourselves.

09 / 12

Generators

Whole-home standby generators with an automatic transfer switch. Utility power drops, the generator starts itself — heat, lights, and the fridge stay on while the street goes dark.

10 / 12

Plumbing

Leaks, drips, fixtures past their prime. Repaired and installed.

11 / 12

Mold

Mold remediation: find the source, contain it, remove what's ruined. Then fix what let it happen.

12 / 12

Storm

Storm restoration: contain the damage, remove what's ruined, rebuild what's left. Back to the way it was.

Chapter 03 — The long game

Since 1918.
Still family-run.

Greenwood Heating and Air Conditioning has been locally owned and operated in Seattle since 1918. More than a century of furnaces, cold snaps, heat waves, and everything in between — handled by one family shop that never left town. The equipment changed over the decades; the job didn't: keep the house warm, tell the truth about the price, come back if it isn't right.

A century in one city means a lot of neighbors. We set aside part of every year for ours — sponsorships and donations to local non-profits doing the unglamorous work that keeps Seattle running.

"You'll Never Want to Leave the Comfort of Home" isn't a slogan we bought. It's the standard every visit is measured against.

24 / 7

Emergency service

Furnaces quit at 2 a.m. in January. Pipes burst on holidays. For emergencies a person answers — heating, cooling, electrical, and plumbing, every day of the year.

SAMPLE SPECIALS

This season

How often should I change my furnace filter?

Every one to three months in heating season; monthly with pets or allergies. A clogged filter causes more dead-furnace calls than anything else.

What are the signs my furnace needs repair?

Uneven heat, new noises, short cycling, climbing bills, or a yellow burner flame on older models. Call before it quits on the coldest night of the year.

Heat pump or furnace for Seattle?

Our winters are mild enough that a heat pump handles most of the season efficiently. Many homes keep the furnace as backup — dual fuel. We'll look at your house and your bills and give you a straight answer.

Will I know the price before you start?

Yes. Upfront pricing on every job. You approve the number before we pick up a wrench, and the invoice matches the quote.
