Field notes
Five neighborhoods, five patterns.
Denver
Older lots with mature trees and tired original systems. The usual job: a full sprinkler replacement around roots that have spent twenty years eating the old pipe — plus grading fixes where the yard has settled toward the foundation.
Englewood
Clay, clay, clay. Drainage corrections and French drains do more for these yards than any planting plan. Once water moves right, the landscaping finally has a chance.
Littleton
Sloped lots made for retaining walls. We terrace the grade, build the walls, then run irrigation on top of ground that's actually flat — in that order, always.
Centennial
Newer builds with builder-grade systems: too few zones, heads spraying the fence. We re-zone, add coverage, and reprogram controllers that were never set up properly in the first place.
Lakewood
Big lots, big water bills. Smart zoning and head placement cut waste first; then xeric beds along the edges where lawn was never going to thrive anyway.

New systems zoned for Denver water pressure. Pressure test, zone map, trenching, valves, and a controller you'll understand without a manual.

Heads, valves, wiring, coverage gaps. Common parts ride on the truck; most repairs take one visit.

Spring pressurization and fall compressed-air winterization. The two visits that decide whether a system lives or dies.
Landscape design & build
Beds, mulch, rock, sod, and plantings selected for altitude and clay — drainage and grade planned before decoration.
Grading & drainage
Re-sloping, swales, French drains, downspout extensions. Water moved away from the house, sized for cloudburst rain.
Retaining walls
Engineered block and stone. Holds soil, fixes slopes, creates flat space where a hill used to be.
Concrete flatwork
Driveways, patios, walkways, slabs. Compacted base, correct slope, control joints, drainage accounted for.
Brick pavers
Paver patios and walkways on a proper base — the base is the whole job.
Fencing
Cedar and wood installation and repair. Privacy runs, clean property lines, gates that latch.
Snow & holiday lights
Winter plowing, blowing, shoveling, de-icing; holiday lighting designed, installed, taken down, and stored.

In person: grade, soil, pressure, sun. We don't price yards over the phone, because that's a guess with a logo on it.
Step 02Written, itemized quote
Line items you can argue with. Over budget? We'll phase the work or tell you what to honestly DIY.
Step 03Scheduled build
A start date, a crew lead on site, two-hour arrival windows. Clean sites, quiet radios.
Step 04Walkthrough & warranty
We walk it together, hand over the controller cheat sheet, and put the warranty in writing.

When does my system need a blowout? +
Before the first sustained freeze — usually October here. A November blowout after a hard freeze is often too late. October books up first.
Are estimates really free? +
Yes, and always on site. Anything else is a guess dressed up as a quote.
Do you take commercial and HOA work? +
Yes — irrigation, maintenance, snow, and holiday lighting under one contract with one point of contact.
What are your hours? +
Monday–Friday 7 AM–5 PM, Saturday 8 AM–2 PM, closed Sunday. Emergencies: 24/7, burst lines and storm damage.
