BenjaminBL Plumbing is a working plumber's shop in Austin, Texas — not a call center, not a franchise script. When you call, you talk to someone who has held a wrench that morning. We clear drains, chase leaks, install and service water heaters, and repipe older homes across the city. Austin's hard water eats fixtures, summer attics cook water heaters, and the clay soil shifts sewer lines — we deal with all three every week, so nothing about your job surprises us. You get a written price before we start, photos of what we found, and a broom-clean floor when we leave. That is the whole business model.

We snake the branch line, flush it clean, and check the vent — because a vent clogged with leaves will fake a drain clog every time. Most done in under two hours, and we show you what came out of the line so you believe it's clear.

The attic water heater

Austin loves putting water heaters in attics and garages, where summer heat and hard water team up to kill them early. We drain and flush the tank, replace the anode rod, test the T&P valve, and tell you honestly how many years are left. When it's time, we install the replacement the same week — tank or tankless, sized to your household, not to our inventory.

The old-house repipe

Hyde Park, Brentwood, Crestview — beautiful houses with galvanized pipe that rusts from the inside until the shower dribbles. We repipe in PEX or copper with minimal drywall cuts, usually in two to three days, and we patch what we open. Water pressure you forgot was possible, and no more brown surprises in the bathtub.

How fast can you actually get here?+

For active leaks and no-hot-water situations, we prioritize same-day. For everything else we usually book within the week — Austin's big, so it depends where you are and what's already on the truck's route. Call and ask; we'd rather give you an honest window than a fake "we'll be right there."

Do you charge for estimates?+

Small repairs get a price over the phone when the problem is clear. Bigger work — repipes, sewer work, heater replacement — gets a free on-site look and a written quote. The diagnostic visit for mystery leaks is a flat sample $89, credited in full if you have us do the repair.

Will you try to sell me a new water heater I don't need?+

No. We service heaters we'd rather keep alive — a flush and an anode rod are cheaper for you and easier for us than an install. When a tank is genuinely done (rust at the base, serial number old enough to vote), we'll say so and show you why.

What does Austin's hard water do to my plumbing?+

It scales up water heaters, clogs aerators and showerheads, and shortens the life of cartridges and elements. A yearly heater flush and a five-minute aerator soak in vinegar fix most of it. If scale is eating everything, we can talk softeners — but we won't push one you don't need.

Do you warranty the work?+

Every job leaves with a written workmanship warranty on the labor we performed. Manufacturer warranties cover the parts per their terms, and we handle that paperwork if something fails. If our repair fails, we come back and make it right — that's the policy, in writing.

Can I supply my own fixtures?+

Yes — buy the faucet you love and we'll install it. One honest note: we warranty our labor either way, but we can't warranty a part we didn't supply. We'll tell you before we start if a customer-supplied fixture looks like trouble.
