The capacitor that saved a compressor
July, 4:40 p.m., 114°F outside. Homeowner was quoted a full system replacement by another company — five figures. Our tech found a swollen dual capacitor and a contactor with pitted contacts. Forty-five minutes, two parts, system pulling proper amps.
The lesson I keep re-learning: diagnose before you prescribe. Most "dead" systems aren't dead. They're just missing a $40 part and an honest set of eyes.

Why we measure the house, not the old unit
Replacing a 4-ton unit with another 4-ton unit is the laziest thing in this trade. Houses change — new windows, added insulation, a converted garage. We run a real load calculation every time, because an oversized system short-cycles, never dehumidifies, and dies young.

Monsoon season is duct season
After the big dust storms roll through, we see the same pattern: airflow complaints, musty smells, filters black in three weeks. Your ducts collect everything the storm threw at your house. A proper cleaning — with before-and-after photos — usually fixes what people assume is a dying AC.

Tank vs. tankless: the honest version
Customers ask me which water heater to buy like there's one right answer. There isn't. Tankless is brilliant for a busy household with back-to-back showers — if your gas line and venting can support it. A good tank is cheaper, simpler, and perfectly fine for smaller homes.
